Where to Start
When starting to sell your home, we’ll need to go through a few documents for you to sign:
  • A Seller’s Agent Agreement
    • This will establish our partnership.
  • A Property Disclosure
    • In it you’ll explain the property condition and what you want to take or leave behind.
  • A Consumer Information Statement
    • This will enable me to find you a buyer if the opportunity arises.
  • A Listing Agreement
    • This goes to the MLS, a Realtor service that can help you find buyers

Preparing your Home
If there are issues with the home that you prefer to fix, then this is the time to do it. I can recommend a General Contractor or subcontractor to do the job right. It’s also time to decide what stays or goes with you on your journey–we’ll find the right mover later on. If you want to include staging or videography as part of your marketing package, then we must ensure that the property stays in great condition while you’re there or away.

Showing your Home
If you want buyers to see your worth, then we must show them your home at its best. Photography will be included with your marketing package, and we can discuss adding videography and staging to increase your opportunities and value. We will go over how you want to be notified during any showings, and you will have the option to approve of each showing.

During a three business day period after accepting the offer, your attorney has the chance to review the offer and advise you whether to accept it as is or make a counteroffer. If you accept it, then you are under contract. If you counter, then you are no longer obligated to sell to the buyer.

If your home under- or over- appraises, then we can discuss how to best move forward in terms of renegotiating your selling price. I will go to bat for you and negotiate the best possible outcome.
